In my last post I indicated that more and more HUD homes listings appear in the northern suburbs of Columbus. Many families with school age children look at these areas to buy a new residence for their family. In the past most suburban homes were too expensive and out of reach for them.

That has changed. Now that HUD homes are available in desirable locations, such as Dublin, Westerville, New Albany, Powell, and literally in all school districts surrounding Columbus, it is more affordable than ever to move to the suburbs. Add the home buyer tax credit and the record low interest rates, and you’ll be able to afford the most home for your money in your lifetime.

HUD listed 26 new homes today. This is good news for buyers who want to pick up a beautiful HUD home at a bargain price, ready to move in at the beginning of the new year. The selection of Columbus HUD homes is very good, especially in suburban school districts. So, let me point out a few of the upscale Columbus houses you should check out this weekend.
 
Let’s start with a 2100 sqft home in Westerville near Hoover Reservoir. It comes with 4 bedrooms and a wooden deck. Listed for $195K, it is the most expensive home on this week’s map. Considering the area, it may be well worth the price.
 
Then we have a 2300 sqft home at Emerald Ice Loop in Delaware. It features 4 bedrooms, a covered front porch and it is “Insured” for FHA financing. Asking price is $184K. It’s located just south of the City of Delaware.

There’s another 4 bedroom home. This one’s located at Friston Blvd in Hilliard. It is listed for only $141K.
 
The New Albany house at Mardela Drive is back on the market, as well. It is still listed for $125K. You may want to take another look, if you like the north east side of Columbus. If you call me, I may dig up the previously accepted offer from our secret database.

The price of the lake house in Millersport was reduced to $67K, just as I predicted a few days ago. And the forever listed and relisted brick double on 1208 Long Street is back on the market for only $15,000. It was originally listed for $60,000.

What a great selection of new HUD listings! We did not see such a diverse set of Columbus HUD homes for quite a while. This week there are multiple new listings in Westerville, Hilliard, Marysville, Delaware and many other suburban locations. There’s even one in Worthington – I believe this is a first.

The 2 most expensive HUD homes are in Westerville on 5653 Covington Meadows Dr (listed for $188K) and in Worthington at 7844 Katies Way Ln (listed for $185K).

Then there is the Hilliard HUD Home at 2972 Splitrock Road listed for $180K. All together there are 3 new Columbus houses in the Hilliard school district, as well as 2 new listings in Marysville, 2 in the City of Delaware, one in Sunbury and more on the east and south end of Columbus. There is truly a HUD home for every taste.

On the low end you can find six homes for less than $20,000. All of them are clustered in Linden, on the Hilltop and the South Side of Columbus. If you are looking for rock bottom pricing I suggest the HUD house at 1482 Kingry Street in Linden. It’s a 3 bedroom, 800 sqft shack which was relisted for just $5,400. You could charge this one to your credit card!

Last week I participated in a white water rafting trip down the New River near Fayetteville in West Virginia. If you need more excitement in your life and are not afraid of getting wet, then you should do one of these trips. It’s 6 hours of pure fun.
 
The outfitter I recommend is Class VI. They have the most experienced guides, offer very nice facilities, luxury cabins and even a gourmet restaurant.

For those of you who prefer house hunting, I found 4 really nice, suburban Columbus HUD homes . The first three are listed at least $25,000 below market value. So don’t delay and call me to see these wonderful Columbus houses before someone else snaps them up!

Last Sunday I spent a few hours at the Comfest at Goodale Park. This is a very popular event with lots of artists, musicians and vendors of all sorts. My son’s band The Better Days Band played at the Solar Stage at noon. Comfest is one of the largest community festivals in the country. Best of all, there is no admission to get in, and it’s a wonderful place for people watching.
