I have a treat for you!

On Friday I picked 6 suburban Columbus HUD Homes to preview. I don’t always go for the most expensive or largest homes. I rather look for HUD homes that you, our readers, may like.

The six HUD houses you see below are all in the suburbs – in Hilliard, Galloway, Grove City and Reynoldsburg. These Columbus houses are 10 years old or less and 3 of them are larger than 2,000 sqft.

It’s always a surprise when you walk into a new HUD home. It may look perfect from the outside, it may even be listed as “insured” (for FHA financing), but the inside may tell another story.

That’s the case with the Hilliard HUD listing. It looks top-of-the-line based on its description and exterior appearance, but I found a lot of mold in the house.

Mold can be dealt with! It’s not the end of the world.

However, it will cost extra money. I believe that the Hilliard HUD house cannot be purchased with an FHA loan with repair escrow, as repairs will probably exceed $5,000. You may need a 203k rehab loan and it will take longer to get it closed. One of my preferred lenders can close 203k loans in 30 days, as long as contractor quotes are ready and all the other paperwork is submitted in time.

HUD is still eager to sell homes! The list price is not the price you have to offer for the house. Call me for a free consultation, and I will tell you how low you can go with your bid and still have an excellent chance to get your contract accepted.

Hilliard offers an incredible variety of HUD homes.

A couple of weeks ago we featured an upscale HUD house at 2957 Collier Hill Ct. This 2,300 sqft Hilliard HUD home sold earlier this week for its list price of $187,000.

Today we found another HUD listing in Hilliard at 4159 Grant Street for only $76,000. Granted this one’s a 3 bedroom ranch with hardly 1,000 sqft of living space, however, the school district and city services are the same.

If you prefer further North, you should check into 9060 Tabernash Drive in the Olentangy School District. This is a new HUD listing in Orange Township offered for $180,000.

This was a good week!

I managed to preview 6 Columbus HUD Homes for you. Each HUD home I entered came with a hidden surprise. I guess this makes the job interesting.

As I mentioned on Friday, there’s a lot of activity in the Hilliard area. Three of the previewed Columbus houses are new HUD listings in the Hilliard School district. The other 3 are in the north east, 2 near Easton and the last one in the New Albany school district.

I know you are curious. What are the surprises?

1. A deck just 50 yards from I-70
2. 50% of the kitchen cabinets missing
3. A kitchen without a ceiling but full of mold
4. Awnings like an old ice cream shop

This week there’s a lot of red and yellow in and around Hilliard. The 3 red markers indicate Columbus houses that are new listings. The two yellow markers are relists. In addition, you will find a number of new HUD listings in the I-70 corridor just south of Hilliard.

HUD listed 26 new homes today. This is good news for buyers who want to pick up a beautiful HUD home at a bargain price, ready to move in at the beginning of the new year. The selection of Columbus HUD homes is very good, especially in suburban school districts. So, let me point out a few of the upscale Columbus houses you should check out this weekend.
 
Let’s start with a 2100 sqft home in Westerville near Hoover Reservoir. It comes with 4 bedrooms and a wooden deck. Listed for $195K, it is the most expensive home on this week’s map. Considering the area, it may be well worth the price.
 
Then we have a 2300 sqft home at Emerald Ice Loop in Delaware. It features 4 bedrooms, a covered front porch and it is “Insured” for FHA financing. Asking price is $184K. It’s located just south of the City of Delaware.

There’s another 4 bedroom home. This one’s located at Friston Blvd in Hilliard. It is listed for only $141K.
 
The New Albany house at Mardela Drive is back on the market, as well. It is still listed for $125K. You may want to take another look, if you like the north east side of Columbus. If you call me, I may dig up the previously accepted offer from our secret database.

The price of the lake house in Millersport was reduced to $67K, just as I predicted a few days ago. And the forever listed and relisted brick double on 1208 Long Street is back on the market for only $15,000. It was originally listed for $60,000.

With 15 new HUD listings this is a good week for new Columbus HUD homes. NHMS added a few nice suburban homes, including three in the North-West (Hilliard, Dublin/Worthington areas). 
 
The Hilliard home at 3280 Andrew James Drive tops the new listings at $179,000. You also may like a new suburban HUD home at 2041 Queensbridge Drive near Smokey Row at the north end of Columbus. It’s listed for only $115,000 and serviced by Worthington Schools.

Here’s another great value in Galloway at 1074 Crossbrook Blvd – 4 bedrooms, 2.5 bathrooms listed for only $120,000.

There are plenty of less expensive Columbus houses on the market, including new listings in Linden, Whitehall and at Buckeye Lake.

Finally, the HUD home at 931 Oak Street is back on the market. I don’t want to beat a dead horse, but it seems people have been over-bidding on this home and probably could not secure the proper the financing. The most recent offers were in the mid $40Ks. This home needs a lot of work, if you want to bring it up to Olde Towne East standard. Therefore, you probably have to buy it with cash. It’s listed for only $15,000.

Just a few days ago I still mentioned that 5971 Nike Drive in Hilliard would be ready for low offers. Here we go! HUD accepted a bid of $126,000, with $120,000 net to HUD. That’s 75% of asking price (which also happens to be the appraised value.)
 
HUD is ready to deal on relists and daily deadline properties. So don’t delay and make your offer!
 
Many other Columbus houses we featured in this newsletter are in contract, some quite below asking price. Somewhat surprisingly, the HUD home on 1750 Bluhm Rd sold for $65,000. That’s a full $17,000 (or 35%) above list price. I am not sure what enticed the buyer to bid over that much, but it would have been a great deal for $48K.

One more thing I noticed when I looked at today’s relisted properties: bids on Columbus HUD Homes that are higher than the list price fall out of contract frequently. The home on 4507 Tolbert Ave in Grove City is a good example. HUD had it in contract for $121,000. Now it’s listed again for the 3rd time (!) at the appraised value of $100,000.

Last Sunday I spent a few hours at the Comfest at Goodale Park. This is a very popular event with lots of artists, musicians and vendors of all sorts. My son’s band The Better Days Band played at the Solar Stage at noon. Comfest is one of the largest community festivals in the country. Best of all, there is no admission to get in, and it’s a wonderful place for people watching.
