Canal Winchester is a growing suburb on the South East side of Columbus. There you’ll find quite a few new subdivisions with attractive, single family residences that are perfect for young families and first time buyers. Canal Winchester always had a good selection of HUD Homes. I previewed 3 Columbus HUD homes for you. They are close to each other and very affordably priced.

As a bonus I added two more Columbus houses – a free standing condo near the airport and a rehab project in the OSU campus area. I hope you like my selection!

It seems there is a never ending supply of HUD homes in some of the most desirable suburbs of Columbus.
 
This week I picked a huge, 2,600 sqft Pickerington home, a 2004 Lewis Center home near Polaris and another 2,000 sqft plus, 4 bedroom home in Canal Winchester. None of these Columbus houses is older than 7 years and they are all priced around $150K. Three remarkable deals in great suburban school districts – perfect for first time buyers and families with children.

At the beginning of this week (7/6/09) 2 Powell HUD homes were available for all bidders. One of the 2, the listing on 191 W Hiawatha Dr, went into contract today for only $145,509 with a Net to HUD for $137,009 – that is less than 70% of list price!
 
Now we are talking! Why not try the same for the HUD home at 6360 Mohican Drive in Powell which is also available for all bidders. It’s still too expensive as listed, but how about $140,000?
 
On the other end of the price spectrum we find the Brice Park condo in Canal Winchester. I know they had their share of HUD properties in that complex. They usually sell for around $40,000.
 
The Brice Park HUD condo on the boomerang list is only $30,800!!
Too good to be true? Wait till you see the inside – there’s black MOLD in the entire lower level (kitchen and living room). One more reason to never buy a property sight unseen!

It took me a little longer than usual to put this post together. There’s a lot going on these days with many buyers calling to schedule showings. We see plenty of activity in the Columbus HUD Homes market. It’s certainly not as bad as the national media wants you to believe.
 
Well, there were only 4 boomerang homes on the list and only 21 listings are available to all bidders. In yesterday’s email I said that the house on 5353 Rifle Drive in Canal Winchester looks like a great deal. It was offered for $115,000 with 4 bedrooms and 1871 sqft. I checked comparable sales of similar Columbus houses – the retail value of this home is around $160,000. 
 
Today it’s in contract for $100,000. Definitely a super deal for the buyer in Canal Winchester Schools! Since it is listed as insured with a repair escrow, the condition should be very good. Here are more pictures of the property.
 
You may want to keep an eye on the HUD home at 6360 Mohican Drive in Powell. Although it is still listed at the high price of $190K, I believe that HUD will reduce its price soon. Or they may simply accept a lower offer … Call me for an educated guess

This has been a busy graduation weekend.  My youngest son graduated from Dublin Coffman High School on Saturday. It seems that festivities and parties are going on everywhere.
