The Day When Low HUD Homes Offers Are Most Successful

I ran late preparing this week’s bargain hunters spreadsheet, because I was busy with the inspection of a HUD house and a closing. I hope you did not miss out on one of the few Columbus HUD homes on today’s list.
 
Here’s the good news: This one-day delay gives me an opportunity to validate my theory, that the day when relisted HUD homes become available to all bidders is the best day to submit a low offer to HUD.
 
For two buyers of Columbus houses this theory worked well. Yesterday, two of the boomerang homes on this week’s list went in contract for much less than their respective list prices.
 
The HUD home at 2601 Northwold Rd in Westerville Schools was listed for $100,800. Yesterday HUD accepted a purchase offer of $80,000.
 
The condo on 2375 Woodbrook Circle in Columbus, went in contract for only $18,275 after it was listed for $24,000.
 
In both cases HUD accepted less than 80% of their asking price.
