If You Snooze - You Lose!

Despite all the negative economic news and the bad press real estate gets these days, there are home owners out there who are willing and able to buy properties.
As a matter of fact, all 3 HUD homes we previewed last week are already in contract. If you want to buy a good HUD home deal you have to be ready and competitive. Let’s look at the bids submitted for these 3 homes:
3392 Omega Drive, Columbus - List price: $120,000
Accepted purchase offer: $120,505 (100% of list)
1005 Okatie Drive, Galloway - List price: $140,000
Accepted purchase offer: $145,000 (104% of list)
6938 Retton Road, Reynoldsburg - List price: $78,400
Accepted purchase offer: $70,000 (90% of list)
What do these numbers tell you? First of all, it shows that properties in move-in or excellent condition are sold at or even above the asking price. Properties that need just a little cosmetic work, like the featured listing on Retton Road, can be purchased for steep discounts. And if a property needs a lot of work the seller (HUD) is even more motivated to reduce the price. Most importantly, this shows that good deals will go fast!
