Three Affordable Columbus HUD Homes Near Reynoldsburg

We are back with previews of outstanding Columbus HUD Homes!

For this weekend I picked 3 HUD Homes located in the South East of Columbus, just outside of  I-270 near Reynoldsburg. They are within 5 minutes of each other and none of them is listed for more than $77,000.

These 3 Columbus houses are really great values for first time buyers. They are all in good condition and ready to move in.

At today’s hyper-low interest rates you can live in either of these HUD homes for around $350 a month plus property taxes and insurance. Try to find a rental house for that price.

As a bonus I previewed an almost new, detached HUD condo in Westerville. It was built in 2006 and offers 3 bedrooms and 3 full bathrooms in a small subdivision near Hoover Reservoir.

The homes at Larkstone Drive and Stoney Creek are in the Columbus school district. Don’t dismiss them! HUD Homes in Columbus schools may still be great deals, especially in the north west part of the City.

Stunning Dublin HUD Condo In Columbus Schools

Every once in a while a HUD house stands above the rest. Today is one of these rare occasions.

The Dublin HUD home on Pyramid Falls Drive is truly exceptional. It is only 2 years old, more than 2,200 sqft large and spotless. The kitchen counter-tops are granite with a beautifully tiled back splash. Other upgrades include brushed nickel light fixtures throughout the house, ceramic tile and hardwood floors.

This is a free standing condo, so you don’t have to worry about the yard. However, your condo fees are a whopping $170 per month. And it is located in the Columbus School district.

As a matter of fact 4 of the featured HUD homes are in the Columbus City School District, despite their suburban mailing addresses.  Columbus schools sometimes get a bad rep. However, over the past few years this school district was very successful, significantly improved graduation rates and built more new school buildings than you can count. 12 Columbus high schools were ranked among the best in the nation by US News and World Report.

What’s The Problem With This 5 Year Old Westerville HUD House?

HUD offers truly remarkable Columbus houses for owner occupants.

Take a look at the 5 featured homes below and you will be impressed. These HUD homes contrast the old town charm of Bexley with suburban flair of subdivisions in Westerville, Groveport and Galloway.

The Bexley HUD house is an incredible value. You can see that the previous owner remodeled this HUD home. The comps in this area are $200K – so you can certainly buy it below market value.

If you prefer the suburbs, you have 4 HUD homes to choose from. The house in Westerville looks spectecular, except for one problem: it is located in the Columbus City school district. Despite all of the investment Columbus put in their school system and the significant improvement in graduation rates, it puts you in a disadvantage when you try to sell this home.

In many parts of Central Ohio school districts, mailing address and city services are different. You could live in the City of Columbus, but your subdivision is serviced by Westerville schools. Or the other way around, as is the case with the house on Course Drive.

As your real estate agent, I will certainly alert you, if this is the case. Don’t hesitate to ask your realtor. School districts are one of the most important selection criteria when it comes to buying a new home.

Clintonville Cape Cod Will Cost You $100 A Sqft

The first HUD home I selected for you is a tiny cape cod in Clintonville. Actually, it sits at the very North end of Clintonville near Graceland Shopping Center just south of Morse Road.

Clintonville is a very desirable neighborhood and, therefore, relatively pricey. This HUD house on Royal Forest Blvd is listed for $105,000, which means exactly $100 per square foot.

Are you looking for more house for your money?

I suggest you head East to Blacklick, Gahanna and the east side of Columbus. That’s also where I previewed four more homes for you. They are mostly newer homes and you can have them for as little a $55 per sqft.

Do You Need an Octopus to Pick How Much You Offer on a HUD House?

Did you hear about Paul the Octopus correctly predicting World Cup Soccer results?

This is not a joke! Paul the Octopus is an animal oracle, a common octopus that lives in an aquarium in Oberhausen, Germany. Paul became world famous by correctly predicting the results of soccer matches.

So far, his betting record at the FIFA World Cup in South Africa is 100%. That’s incredible! In his latest selection he picked Spain as the World Cup Champion – we’ll see what happens this afternoon.

This begs the question, if we need a “Paul” to predict how low HUD will go when selling their homes.

You don’t need an Oracle to determine what offers HUD will accept!

New HUD Asset Managers and How You Will Benefit

Earlier this week HUD announced a major change in who will manage their assets (HUD Homes).

Here’s what’s happening. HUD has always used private companies to manage the sale of HUD homes as well as perform the maintenance. For the past 2 years NHMS was in charge of the State of Ohio. They filled both roles. NHMS sold properties through local Columbus real estate agents and they hired maintenance firms to take care of the properties. These are the companies we have to ask for permission to turn utilities on before home inspections.

This week HUD selected 3 firms to manage the sale of HUD homes in Ohio. These companies will take over sometime in summer, however, no schedule has been published yet. We do not know exactly how this transition will occur.

This may open up a tremendous opportunity for home buyers!

Let me explain.

The last time a new management firm (NHMS) took over from the previous company, all HUD homes sales were shut down for 45 days. This means no new HUD homes are listed during the transition – so you couldn’t make any offers on HUD homes either.

We believe that NHMS will try to get more contracts before this transition. It is in their best interest to sell as many Columbus HUD homes as possible before the management contract transfers.

This is your opportunity to get a great deal! They will accept lower offers to secure contracts. We already see purchase offers of 70% of list price accepted on Columbus houses . This was unheard of just 6 months ago.

If you are serious about buying a HUD house, then NOW is the best time! We don’t know when and for how long they may shut down HUD listings.

Lewis Center HUD House May Be A Winner

Four of the Columbus HUD homes I previewed this week are insurable. This means that you can buy them with a regular FHA loan and that these Columbus houses should not need any repairs.

The last HUD house on my list, however, is listed as uninsured.

Normally, this indicates that the house has extensive damage and needs more than $5,000 in repairs. You can’t buy a HUD house that’s tagged uninsured with a standard FHA loan. You would have to use a 203k rehab loan instead. These loans are harder to close and require more documentation, such as detailed repair quotes from contractors.

Why is the house at Geranium Drive in Lewis Center uninsured?

Take a look at my pictures! I did not see any visible damage or mold. It looks like a great house for only $160K.  Other homes in that area used to sell for up to $250,000. Is it a diamond in the rough? Or, are there hidden defects that are not visible to the naked eye.

I’d say it’s worth taking a look at it. Your home inspection will uncover any hidden problems.

In the best case you will end up with a nice house substantially under market value.

In the worst case, you may have to cancel the contract.
