Celebrate Black Friday with 92 HUD Home Bargains

For this Black Friday HUD boosted its Columbus inventory to 92 listings. What’s even more exciting is the fact that the median list price jumped to $85,000. It hasn’t been this high since we started tracking HUD homes more than a year ago.
The reason for this jump in price is the increased number of suburban Columbus HUD homes. 27 Columbus houses are priced above $100K, which is close to an all-time high.
Where are the Thanksgiving weekend deals? They are on the east side, in Westerville, Blacklick, Canal Winchester and Obetz. Make sure to read my next blog post in a couple of days to see 6 featured Columbus HUD homes.

Suburban HUD Homes For Property Investors
Written by Susanne Novak on November 26, 2009 – 10:17 am -Property investors have a hard time finding good HUD home deals. Over the past year we saw the number of HUD homes available to investors shrink relative to Columbus houses open to owner occupants. On top of it, owner occupants out-bid investors on most suburban HUD homes by a significant margin.
It appears to me that there is a minor change happening as the year draws to an end. When I compiled the bargain hunters spreadsheet yesterday, I noticed that the number of HUD homes available for property investors has increased. But that’s not all. There are more suburban homes on the list, as well, and HUD is ready to make a deal to get these properties off their books.
Here are 3 suburban HUD homes you should consider as a property investor:
The first house I want to mention is 5248 Mardela Drive – New Albany Schools, Westerville address. This home fell out of contract a few times. It’s now listed for $125,000. It certainly needs work. You can probably get it for around $90K. Here’s an insider secret: there’s not much competition, only one bid was submitted when it went in contract last time.
My second buy for investors is the house at 3038 Deepwood Drive in Reynoldsburg. This is a small ranch with an asking price of $62,000. It certainly needs TLC, but it could make a great lease option property. You can probably get it for less than $50K.
The third and final deal I would like to recommend is a country estate. The address is 1942 Country Road 153 in Ashley, Ohio. This is 25 minutes north of the City of Delaware, just off state route 42. It is a huge house of more than 3,000 sqft, 4 bedrooms, a 4 car garage and other outbuildings. It has been remodeled by the previous owner (including new windows, new A/C and a new roof) and only needs new flooring. The current list price is $144,000, but I believe it will go for around $115,000. I’ve been inside and it is pretty impressive.

Remarkable HUD Homes in Upscale Neighborhoods

This is good news for buyers who want to pick up a beautiful HUD home at a bargain price, ready to move in at the beginning of the new year. The selection of Columbus HUD homes is very good, especially in suburban school districts. So, let me point out a few of the upscale Columbus houses you should check out this weekend.
Let’s start with a 2100 sqft home in Westerville near Hoover Reservoir. It comes with 4 bedrooms and a wooden deck. Listed for $195K, it is the most expensive home on this week’s map. Considering the area, it may be well worth the price.
Then we have a 2300 sqft home at Emerald Ice Loop in Delaware. It features 4 bedrooms, a covered front porch and it is “Insured” for FHA financing. Asking price is $184K. It’s located just south of the City of Delaware.
There’s another 4 bedroom home. This one’s located at Friston Blvd in Hilliard. It is listed for only $141K.
The New Albany house at Mardela Drive is back on the market, as well. It is still listed for $125K. You may want to take another look, if you like the north east side of Columbus. If you call me, I may dig up the previously accepted offer from our secret database.
The price of the lake house in Millersport was reduced to $67K, just as I predicted a few days ago. And the forever listed and relisted brick double on 1208 Long Street is back on the market for only $15,000. It was originally listed for $60,000.

HUD Homes at Buckeye Lake
Written by Susanne Novak on November 18, 2009 – 2:45 pm -As we put together this weeks spreadsheet of relisted Columbus HUD homes available to all bidders, we noticed that many of these homes are outside of the Columbus metro area. You should not limit yourself to the City of Columbus or its suburbs when you look for great deals. You can find even better buying opportunities in small cities 20 or 30 miles outside fo Columbus. On today’s list you see homes in Newark, Lancaster, Ashley and so forth.
This may not be the time when you are thinking about living at a lake, but that’s exactly were we found a couple of HUD homes at a bargain price. Two houses on today’s bargain hunter list are at Buckeye Lake. They seem to be great deals, but hard to sell for HUD.
The first one at 143 Elliott Ave is a small 2 bedroom home listed for only $45,000. It is listed as insured with escrow, so I assume it’s in reasonable condition.
The other one may offer even more potential. The address is 11917 Broad Street in Millersport. It’s a 3 bedroom, 1600 sqft house and has been on the market for more than a month.
Here’s my insider tip: HUD will most likely relist this house on Friday for 10% below the current asking price of $70,000. After the relist, HUD will most likely take offers of $50,000 or even less, especially, if it does not go in contract with an owner occupant.
Now consider this: homes sold for $100 a sqft in this area. The Millersport house could be a tremendous deal with lots of equity, but it also would make a nice rental at a very desireable location.

Warning: Mold In 2 Featured HUD Homes
Written by Susanne Novak on November 15, 2009 – 8:41 am -Do you read the property disclosures on the HUD Website? You probably noticed that many Columbus HUD Homes seem to be effected by mold.
Mold occurs frequently in Ohio, especially, if the inside of a house gets wet and there is not enough circulation. Minor mold damage can be remedied by drying out the house, removing any damaged drywall, and treating the effected areas. A full blown mold remediation, however, can be costly and may take some time to complete. Mold may also prevent you from getting FHA financing.
Two of the Columbus houses featured below have some mold damage. We put them at the end of the list and recommend that you don’t waste your time seeing these homes, if you are not prepared to deal with the mold remediation process!
The HUD homes in Grove City on Big Run Ridge and the one in Obetz on Millstone are almost in move in condition. They even come with appliances. The HUD home in Worthington needs some TLC, but it’s a great deal, just behind Worthington Killbourne High School.

Is Friday the 13th Your Lucky Day?

I am not superstitious, but isn’t it strange how often the 13th day of a month falls on a Friday? Maybe this is your lucky day …
There’s a good selection of new HUD listings. Five are on the southwest side, three in the City of Newark and then there’s one in Worthington. This is rare – I don’t remember seeing many HUD homes in Worthington.
On the map you’ll find 11 relists, one of them at 4529 Parkwick Drive in the Grove City area. It is offered for $85,500, which sounds like a good deal. However, there’s a huge transmission tower in the backyard and it is really close to I-270, so you’ll have to deal with a lot of highway noise.
On the cheap side, the 3 bedroom home at 146 N Burgess on the Hilltop sold to an owner occupant for $6,457. That’s more than double the asking price of $3,000.
The 130 year old brick home on 1155 E. Rich Street is still listed for $9,000. And so is a house at 1603 Minnesota Ave in Linden.

The HUD Home Buying Frenzy Continues
Written by Susanne Novak on November 12, 2009 – 2:01 pm -It may be hard to believe, but most of the new HUD listings from 10 days ago are in contract. There’s hardly anything left on our bargain hunter’s list, which we mailed to our subscribers a few minutes ago.
There’s one home on the list I want to point out to you. The HUD home on 2607 Northwold Road in the Westerville school district, which was listed for $92,000. Earlier this morning it was still available to all bidders, so it was added to our bargian hunter list. I planned to suggest that you offer around $75K for this home, because it is a relist and it needs some work.
As I checked the listing page this afternoon, the status had changed to “Offer Accepted.” Guess what HUD accepted as its net purchase price: $75,827. That’s a discount of almost 20%.
You may wonder why I was able to suggest an offer that was so close to the final purchase price? It’s not intuition, but it’s experience and the time I spend continuously tracking HUD’s bidding results. This is how I can accurately predict what HUD should accept. Nobody bets a hundred – but we are getting very good. So, if you decide to work with me, you can benefit from my experience and get the best possible deal on your Columbus HUD home.

The New Version Of The Home Buyer Tax Credit
Written by Susanne Novak on November 11, 2009 – 5:46 pm -You probably saw it in the news. The home buyer tax credit will be around for another 6 months. If you felt that you missed out on the $8,000 gift from your government, you have another chance.
Buy one of the wonderful Columbus HUD homes we see listed each week! Not only will you get a great residence below market value, but you will also receive cash back after closing, complements of the IRS. Time to double your benefits!
Here are the new rules for the home buyer tax credit and how the program was enhanced:
- The tax credit for first time home buyers is still $8,000 (up to 10% of the purchase price).
- There’s a new tax credit for move-up/repeat home buyers. It’s $6,500 (up to 10% of the purchase price) for existing home owners who want to move up or buy a new home. You basically must have owned and lived in your home for 5 years (out of the past 8 years).
- The deadline has been extended until April 30, 2010. You may even close as late as June 30, 2010, as long as you signed a binding purchase contract by April 30, 2010.
- The purchase price must be under $800,000 and the buyer’s income must be less than $125,000 for single taxpayers and less than $225,000 for married couples.

I believe this is an incredible incentive. I also believe that this will be your last chance to claim the tax credit. Most likely it will not be extended a second time, as we see continued improvement in the housing market. According to a survey by Move.com 5% of Americans plan to buy a home in 2010, because they believe that the market has bottomed out and home prices will increase next year.
Here’s my advice. Take advantage of the winter buying season. The coming months – November, December and January – are usually very slow. There will be plenty of good Columbus houses on the market at even lower prices than we saw last summer.
