Columbus HUD Homes Sell-Off Continues – Only 26 New Homes Added this Week

I was shocked. When I checked new HUD home listings this morning I could not find anything new. There were only 35 properties available in Central Ohio and most of them had a bid deadline of Sunday (4/26) for owner occupants.

I tried to contact HUD to no avail. Finally, at 1 pm this afternoon the listings were updated. What a relief – I was afraid you won’t have any new homes to look at this weekend.
 
The good news is that HUD added 26 new Columbus houses, most of them in the suburbs. There is a really nice HUD listing in Powell across from the O’Shaughnessy Reservoir, available for $224,000. You may want to check it out, if you are looking for a bigger home.

Only 76 HUD Home Listings This Week in Columbus

There are even fewer HUD Homes this week than last. Only 14 new listings, and the total number of HUD listings shrunk to merely 76. You are probably wondering what happens to the 250 Columbus houses sold at Sheriff’s auction every week?
 
Honestly, I am not sure. It appears that HUD has a hard time getting properties ready to list. Appraisals and property inspections need to be done for each HUD home before it is presented to potential buyers.
 
Did you receive your HUD Homes Map? If not, you need to enter your email in the box to the right to get a new Columbus HUD Homes Map every Friday and gain an unfair advantage over other bidders!

Columbus HUD Homes Median Price down by 20% from Last Week

This week we experienced a dramatic drop in the median listing price as well as the total number of HUD homes. The median price of Columbus HUD Homes is now at $63,000, that’s almost $15K less than last week. There are only 84 HUD homes listed for sale, an all-time low.

Owner occupants are buying the nice, suburban HUD homes at record speed. Only 24 Columbus homes are available to investors at this time. If you can’t bid as an owner occupant, your chances of getting a suburban HUD home are slim.

We made an important improvement to HUD Home maps. We added color codes so you can easily find properties by bidding deadlines.

New Columbus HUD home listings are always published on Fridays. There are 4 deadlines you must be aware of:

  1. New listings have a bidding deadline for owner occupants of 10 days. That’s midnight on Sunday a week after they were originally listed. New listings have red markers.
  2. The deadline for relisted properties is midnight on the following Tuesday. Relists offer a 5 day exclusive for owner occupants. They are identified by yellow markers.
  3. Homes marked in blue are exclusively available for owner occupants. They were new listing on Friday a week ago and are still available for owner occupant bidding till Sunday midnight.
  4. Finally, properties for all bidders are marked in green. Bids can be submitted any time. There are no deadlines.

Wednesday Bargain Hunters List Updates

Every Wednesday we publish the Bargain Hunters List of Columbus HUD Homes that are available to all bidders. It is usually shorter when you compare it to the number of new HUD homes available every Fridays. This shows that many HUD homes go in contract with Owner Occupants over the weekend.
 
Remember, Sunday midnight is the deadline for new HUD listings which have been reserved for owner occupants for 10 days. Tuesday midnight is the deadline for relisted properties which are reserved for 5 days. And on Wednesdays you can see what’s left over for investors …
 
We found 44 Columbus HUD homes available to all bidders
 
The 9 Columbus houses on the top of the list are Boomerang homes (relists). Among them is the brick double we featured a few weeks ago on 1208 E. Long Street. The price has been reduced to $54,000. Take another look!
